Insurance

We recommend that you take out your own insurance against any losses/injury. 

Visitors Obligations

We would request that you take good care of the rooms and their contents and leave them in the same condition as they were on arrival. You will be liable for the cost of any damage, breakage or extra cleaning that is necessary following your stay.  Lost keys will incur a £10 charge for replacement.  Only the people detailed on the booking confirmation form will be entitled to occupy the rooms.  We may refuse entry to anyone not listed on the booking confirmation form.

This is a family holiday retreat and the owners have made every effort to provide clean and comfortable rooms and bathrooms. We would ask visitors if they would please clean up after any accidents or spillages and make every effort to keep the rooms in as good a condition as they found it. ALL DAMAGE AND LOSSES SHOULD BE REPORTED IMMEDIATELY TO THE OWNER. FAILURE TO SO WILL RENDER THE VISITOR LIABLE FOR ALL COSTS RELATED TO SUCH DAMAGE.
 
Arrival/Departure

Visitors should not arrive before 3pm on the day of arrival and ensure that they have left the rooms by 10.30am on the date of departure. 

Rights of Entry

We reserve the right to enter the property at reasonable hours to inspect the accommodation and/or carry out any necessary repairs or maintenance.

Occupation

If the owner is prevented by circumstances beyond his control from making the rooms available and cannot provide a suitable alternative, he will refund all monies paid by you without any further liabilities.

Tariffs

We reserve the right to change tariffs during the year for special offers and discount periods. Tariffs are agreed and contracted for on booking and are not subject to change if  reduced at a later date.

Smoking

Smoking or vaping anywhere on the property is strictly forbidden.

Disclaimer

The owner does not accept any liabilty for loss, damage, injury, or accident which the visitor or any of his/her party may incur or experience. The owner does not accept liabilty for any disruption or inconvenience which might affect your holiday where such failure is not reasonably the fault of the owner.

En Suite Toilets

Please note that the new family and double room en suite bathrooms have an expensive macerator installed and no items other than toilet tissue must be put in the toilets as this will cause failure of the pump and no water can be used in the bathroom. Unfortunately if anything other than tissue paper is put down the toilet, causing failure, the person will be held responsible for any damages caused which could be in excess of £400. Please make sure the children DO NOT put anything down the toilet.
